Do I need an Electrical Certificate?

When an alteration is made to your electrical installation then a certificate is automatically provided. This can be of the form of a Minor Works Electrical Installation Certificate (for small changes or additions) or an Electrical Installation Certificate (for major changes such as a new consumer unit).

A Visual Inspection Report is intended as a means of identifying defects, damage and deterioration of the installation by visual means only. It will show whether the installation has a general level of compliance with the current national safety standard BS7671. This inspection does not involve any circuit testing and only gives an indication of the state of the installation. If you are purchasing a new flat or house you may find this type of inspection helpful.

The Periodic Inspection report involves a full Inspection and test of the fixed wiring installation. This is a longer process than the visual report and is much more detailed. Many interested parties are now asking for these reports. These include Landlords, Mortgage Lenders, Property Sales/Purchase Agents, Insurance Companies and Surveyors. This report is very useful to a Landlord as it is important to ensure that all electrical appliances and fittings within the property you rent out are safe.
